Formed as a division of Lockwood Development, Bloomfield Custom Homes was created to meet the increasing demand of custom built quality homes for which Lockwood has become known. We have constructed homes of all sizes and styles leaving our clients pleased with the outcome of their home building experience. Since our inception, we have built and/or remodeled approximately $7 million worth of custom homes, priced at $400,000 and above.

Lawrence “Chip” James, II, Owner
Chip attended Drake University where he earned his Bachelor’s degree in English. After graduating in 1992, Chip began his real estate career working at a company specializing in real estate development, brokerage and management in Omaha, Nebraska.
In 2002, Chip founded Lockwood Development, a full-service commercial real estate company. Lockwood primarily focuses on the development of land, office, retail and multi-family residences as well as brokerage and property management. The company has completed or is in the development phase of completing over $400 million worth of commercial projects. In 2005, Chip formed Lockwood Construction to build most of the development projects for the company. The formation of Lockwood Construction allows us to maintain control of each project and make sure that it is constructed to our high standards.
Building his own custom home in 2006 inspired Chip to become more involved in the residential custom home market. Discovering his passion for home building, he continued to expand his residential portfolio which resulted in the creation of Bloomfield Custom Homes.
Bryan Yannone, Project Director
Bryan earned his Bachelor’s degree in Engineering from the University of Nebraska. He began his construction career as an Engineering and Construction Administrator for a consulting group and later as a Project Manager for a prominent construction company before joining Lockwood Construction in 2005.
As Project Director at Lockwood Construction, Bryan is ultimately responsible for all construction projects. Since 2005, Bryan has constructed over 900,000 square feet of commercial space valued at $20 million and approximately $7 million worth of residential homes. As well as being Project Director at Lockwood, Bryan has been given the additional responsibility of directing Bloomfield Custom Homes. Some of those responsibilities include: negotiating and coordinating with clients, creating construction budgets, estimating, project management, value engineering, detailed reporting and efficiently completing projects.
Ty Egbert, Project Manager
Ty began his career on the sales side of residential and commercial construction. For over fifteen years, he was involved in contractor sales throughout the Midwest. During this time, Ty administered all aspects of client relationships, expanded current and prospective account sales, and assisted with estimates, bid proposals and bid creations. In addition, he managed and coordinated all sales of wall, floor and roof components. Ty increased company sales by 40 percent and was one of the top salespeople while at his previous job.
Ty joined Lockwood Development in 2013. His prior experience in the construction sector deepened his knowledge in the field and gave him the skills needed to assist with the development of Bloomfield Custom Homes. Ty’s role as Project Manager includes: coordinates office/field operations, estimating budgets, managing all residential projects and assisting with day-to-day activities. He is a member of MOBA and HBPGO.
Emily O’Connor, Project Coordinator
Emily joined Lockwood Development in 2005 as an assistant property manager. She quickly became more involved in all aspects of the company focusing on asset/ property management, sales and leasing as well as involvement in real estate development. As the Property Manager for Lockwood Development, Emily was responsible for managing over 500,000 square feet of office, retail and residential properties. She then transitioned within the company to the development side focusing primarily on new development projects.
When Bloomfield Custom Homes was formed, Emily used her project development expertise to help coordinate all aspects of the company. Emily is currently the Project Coordinator for Bloomfield Custom Homes and works as a liaison between the client and the developer. Emily holds a real estate license in the state of Nebraska and is a member of the Building Owners Management Association (BOMA) of Omaha and the International Council of Shopping Centers (ICSC).
She is also a committee member on the United Cerebral Palsy local Omaha Chapter. She earned her bachelor’s degree in Business Administration from the University of Nebraska at Omaha specializing in Real Estate and Land Use Economics.
